What have you noticed?
- Discarded wings near wood or a window
- Mud-like tubes at a structural edge
- Wood changes requiring assessment
These observations help begin an assessment; they do not confirm a diagnosis.
Confirm the cause before choosing the work
Winged ants can be mistaken for termites, and damaged wood can have more than one cause. Record the location without opening a structural cavity. Mention known leaks, previous termite documents or planned building work. A photograph can start a conversation but cannot establish the condition of hidden timber.
Separate treatment, repair and documentation
Ask what the inspection can access, which method is proposed if termites are confirmed, and how follow-up is arranged. Structural repair and a real-estate inspection report should be requested explicitly if needed. Confirm any warranty terms in writing rather than assuming a general treatment includes them.
Before you arrange the visit
Give the full address, the affected rooms or structures and the person who can provide access. Confirm the work included, preparation, pricing and any later checks. Let us know if specialist access or a particular document is required.
Can you provide a report for a property transaction?
State the exact document and deadline required when enquiring. Availability and the scope of any report must be confirmed separately.
